And the owner of the sleek interior of this loft in Phoenix, Arizona, has outdone himself when it comes to the term. The one-bedroom, two-bathroom residence, which is on the real estate market for $670,000, is labeled as a “mid century loft” that’s as unique is its interior decor, the listing on Realtor.com says. “This total renovation is Newtro in quality, taking cues from timeless vintage elements blended with modern-day upgrades,” the listing describes. “The concrete barrel vault ceilings set a dramatic mood against the smooth surface plaster finished walls. Warm toned vinyl flooring and walnut veneer doors. Exposed copper pipes and aluminum angled baseboards.” There is also an open kitchen, new windows and much more, all holding a classic air reminiscent of the past, inside the 1,434-square-foot space. “The owner, Vince Scarano, is an architect with a passion for 1970s brutalist design which he showcases expertly in his personal residence we are now selling,” listing agent Jennifer Schaefer tells Dwell. “The building itself, Olympus, is an iconic Phoenix fixture, designed in the 1960s by architect Robert Starkovich.” The agent also uses a portmanteau to describe the particular style — a word combining “new” and “retro,” which is a style that originated in South Korea, according to Medium. “It’s a passionately implemented renovation that is ‘newtro’ in quality, taking cues from vintage design with decidedly current day upgrades,” Schaefer said to Dwell.

    By: KTAR News  PHOENIX – Airbnb said Tuesday its party ban has been so effective, especially in Arizona, that the vacation rental platform is making the policy permanent. Since the policy was enacted on a temporary basis in August 2020 as a public health measure during the COVID-19 pandemic, Airbnb said it’s seen a 44% year-over-year decline in party reports globally. The drop was even steeper in Arizona, at 55%. “Over time, the party ban became much more than a public health measure. It developed into a bedrock community policy to support our hosts and their neighbors,” the San Francisco-based company said in a press release. More than 6,600 guests were suspended last year for related violations, Airbnb said. Airbnb began to crack down on large gatherings in 2019 after a fatal shooting at a party in a house in California. At that time, the company prohibited advertising parties at Airbnb locations on social media. The number of parties at Airbnb locations increased during the pandemic, Airbnb said, as people moved gatherings from bars and clubs to rented homes. That led to the temporary ban in 2020. While making the ban permanent, Airbnb said it will lift a limit of 16 people at rented properties. It said the cap was prompted by health concerns before vaccines against COVID-19 were available. Airbnb has an even stricter policy in place for the Fourth of July and Memorial Day, limiting rental options over the summer holiday weekends for guests without a history of positive reviews.

Flooring is a serious investment, and if you want to get as much useful life out of your current floors as possible, you need to know how to look after them. Below are some condo floor maintenance tips every condo owner needs to know.  Carpet While carpet is certainly becoming less common in modern condos, there is still a fair amount of carpet out there, and depending on its location, carpet is actually preferable to other common materials like hardwood or tile.  Concrete Most people choose concrete because it requires little to no maintenance, but that doesn’t mean you don’t need a weekly cleaning schedule for it. Concrete should be kept free of debris and dust using a mop, and then left to thoroughly dry so it doesn’t become a slipping hazard.  Concrete should be cleaned using a low-sud cleanser and an auto-scrubber – which is the easiest way to tackle concrete.  Hardwood Over time, beautiful wood flooring becomes scratched and worn. The solution to beat up floors is to screen and recoat. Screening (often referred to as buffing) is done quickly, and is a relatively inexpensive procedure.  When hardwood is placed, it is given a top coat of polyurethane that you can lightly rub off using a buffer with an abrasive surface. Once that top coat of polyurethane has been removed, you can apply new coats. This process is more for floors that have damaged finish, as opposed to damaged wood underneath.  Outdoor flooring Outdoor flooring is generally treated and designed to be more durable than interior flooring, but you will still have to keep it well-maintained if you want it to last. Floor maintenance and installation experts recommend  that you “spot clean spills immediately to avoid stains or damage, and advise cleaning periodically. If you have exotic hardwoods outside, you should make sure to periodically apply a coat of protective oil with anti-UV properties, especially if your balcony receives considerable sunlight.  Granites and composites In order to keep granite looking brand new, you have to seal it. There are different kinds of granite, from commercial to residential grade, and all of them need to be sealed. This is especially the case for granite flooring outdoors, which receives the full impact of the elements and requires extra TLC.  Condo flooring, inside and out, requires effort to keep looking and feeling great. You don’t have to spend thousands on upkeep, but getting the most out of your investment does require some knowhow. Keep the above maintenance tips in mind, and your floors will have a much better chance of standing the test of time. One of the must-know maintenance tips for carpet is that high soil areas (such as the entrance, or near a balcony) should be vacuumed with upright vacuums that have a brush bar agitation capacity. Normal vacuuming without a specialized head can end up mashing dirt and grime further into the material.

Now, record-high interest rates and inflation are driving buyers to a more affordable alternative: condos.  This shift is making single-family home prices undergo a dramatic price correction across the nation; however, condo prices are contracting much less, indicating the current demand for condos in the U.S.  To discover the price evolution of both single-family homes and condos, Point2 analyzed condo and single-family home prices in the 100 largest U.S. cities from May to the most recent available pricing data. Since last spring, when prices were at a peak, single-family home prices have decreased by 8.6%, while condo prices have only fallen by 4.4%. Though single-family home prices are falling almost twice as fast as condo prices nationwide, an opposite trend has been seen in Arizona, where condo prices dropped more than single-family homes in the state’s seven largest cities.   Glendale, Ariz. recorded the biggest condo price drop in Arizona of 21% and landed fifth on the top ten cities with the biggest contractions in condo prices since the price peak in May. Mesa and Chandler followed with a 15% price drop and 11% price drop, respectively.  Single-family home prices, however, didn’t drop as drastically. Chandler and Gilbert both dropped the most in the home market, with a 12% decline, while Phoenix followed with a 10% decline. And then I decided to expand. And then I just kept the same name. You went all out as we can see. Yes, I took the risk. And now we're here. Well, tell us about AV Barber Co.  AV Barber Co. is just a modern, traditional barber shop here in Gilbert. We specialize in haircuts, beer trims, anything that male service needs. So what makes your business so special? We truly care about every customer that comes in. We take our time on the haircut, make sure everything looks good and also talk to people and make sure everybody feels welcomed. I just want everybody to care about every customer that walks in. All my customers range from kids to adults, older gentlemen, some athletes, some musicians that I've met before. I've met a lot of cool people, and I learned from my customers, too. Are you able to share who these celebrities are or no?  No, I don't like to share that stuff that much. Tell us about this location because this is a brand new location for you. I actually grew up around this area, and there's never been, like, a Barber shop in this area. I think Gilbert is ready for a good barbershop. So how long have you actually been in business? We've been in business since May. So we're going on five months now in this location. But I've been cutting hair since I was 16 years old. I was a sophomore in high school.  What drew you to the business? Since I can remember, I've always liked cutting hair. Everybody that knows me knows that I've been cutting hair since very young. Well, you appreciate Barber shops so much so that you have a story behind all these chairs. Yeah. Every chair here in AV Barber Co. they're all vintage. They're all over 100 years old, most of them. I've been collecting them for two years now because I love the history of barbering. It's one of the oldest professions, and I just want to keep it going. Tell us how you're connected to this community. I'm very proud to be from Arizona, from Phoenix. I've been here all my life pretty much. You went to high school in Gilbert?  I went to Higley high school, which is a mile away from myself. Proud to be here and to serve everybody here in this community. What is your favorite part about living in Phoenix, specifically, this part of Phoenix? Gilbert, I think my favorite part about growing up and living in Phoenix is watching it grow so much and being able to grow with that and my kids to be able to have a good future here. It's Ahwatukee's coffee shop. You know, a lot of people from the community come in here to meet. I feel like everyone knows everybody. High energy, great coffee, great customer service."     What makes The Buzzed Goat so special? I gotta say the people. Not just the people you know who I employ, but the people that come in here. I feel like many relationships that's been made here, you know deals have been signed here, you can't put a price on that. Very special. Now you're more than just a coffee shop right? Yeah that's right. We just got a liquor license about a month ago, and it's been going pretty well. We have happy hour every day. We have wine, cocktails, and our coffee cocktail's a must. Tell us about your flat breads. That's new as well right? Yeah we just start doing some flat breads. Trying to do something light, but having liquor, we gotta have some food.      You have a food truck… a coffee truck... what is it is? It's black and it's cool. That's what I know. It's called a food truck, but it's just coffee we do coffee, and espresso on there. Cold brew is our thing. How'd you make that decision to pull that into your business plan? I actually started with the food truck, to get my feet wet in the coffee business. You know it was a dream, but is it gonna work. A coffee shop is a lot more expensive than a truck, so we start with the truck. It took off and never looked back. We do a lot of events, we do a lot of stuff with the local school's out here, charity events as well. Wherever we're needed in Ahwatukee. What is it about a coffee truck or a food truck that just brings so much energy to an event? Yeah it's really trending right now. I think everyone loves a good food truck.     How are you connected to this community? I went to school out here. I've worked out here. I used to run a local restaurant out here. We do a lot of local events so I've just kind of met a ton of people in a short period of time. What's your favorite part about living in Phoenix? Everyone's always gonna say the weather. I mean I love when it's hot so I don't mind the weather at all and I love when it's nice out, like today is a beautiful day out.  Also to see it grow, from Chandler all the way to see the rebirth of downtown Phoenix. Just seen it grow, and you know, to be able to be proud of where you're from. When I told a handful of our clients that you were gonna be THIS. IS. PHOENIX. they had a couple questions that I'd like to ask you.  Do you know when someone's on the first date? Sometimes, I mean, especially with the dating apps. I definitely seen some people being awkward. So The Buzzed Goat's a good place for a first date? Yeah because you know we do have coffee if they're not drinking, but if they are, we do some wine or some cocktails for them as well. You have a rich background in restaurants right? I do yeah. I come from the restaurant and hotel management so I've been doing that for about 20 years.     You're pouring all that knowledge into The Buzzed Goat. I take the best from the bar business and the restaurant. Add it with coffee and see where that takes us. So far It's been going great . Gabe how does someone connect with you? According to the Chicago Tribune, Peters sold his two-bedroom, 1,375-square-foot unit on the eighth floor of an 11-story building in Chicago on July 29. In 2019, the Valparaiso product paid $1.23 million for the condo. Two years later, he put his place on the market for $1.32 million in February 2021. Then, he dropped the list price to $1.29 million during the summertime. Of course, months later in November, he then decided to take it off the market. Additionally, Peters lowered the asking price to $1.2 million in April 2022. Per tax records from 2020, the property tax cost two years ago came to $27,506. Based on tax information retrieved from Rosenfeld Injury Lawyers, LLC, the average property tax cost in Chicago in 2021 was $2,867 per year. This was for homeowners. As of 2022, per Direct Tax Loan, the median yearly property tax in Chicago is now $3,820. The median home value is $246,500. So, Peters’ apartment house is a rare exception. Alec Peters sells River North condo for $1.1million His former unit has two-and-a-half baths, a Bosch refrigerator, a long balcony, an Asko dishwasher and quartz countertops. The bedroom includes a bathroom and a walk-in closet as well. Listing agent Rafael Murillo of Compass told the Chicago Tribune, “He enjoys spending his summers in Chicago during the offseason.” “However, it didn’t make sense to keep a place full-time with him playing abroad in Europe,” continued Murillo. “I think moving forward he will just find a short-term rental for the summer.” The large building — constructed by Belgravia Group in 2017 — also features a rooftop lounge and a fitness center. Though, only the wealthy could afford one of these units. That should go without saying. While Chicago has a high crime rate, River North is not a bad place to live. Peters struggled to sell his apartment home at first, but it was only because he wanted $1.32 million for it in February 2021. Now, the Washington, Illinois, native is focused on playing with Olympiacos of the Greek Basket League. Last season, while with Saski Baskonia of the Liga ACB, the forward averaged 10.7 points, 5.9 rebounds and 2.2 assists per game in 17 appearances. In the EuroLeague, Peters averaged 9.8 points, 3.8 rebounds and 1.3 assists in 12 games played. He also shot an impressive 52.3% from the field. During the 2017-18 season with the Suns, in 20 appearances, Alec Peters averaged 4.1 points and 1.9 rebounds per game. Plus, he shot 37.8% from the floor and 31% from 3-point range.
